6 Times of the Year When You Should NOT Put Your House on the Market

So you’re thinking about selling your house in Maryland? Almost any time is a good time to sell. There are always people looking to make a move. Whether its an upgrade because the family got bigger, or, “right sizing,” because the kids have moved out and you are now an empty-nester. Or maybe you got that great new dream job in a different city, or sad news of a family member passing away or a divorce. Whatever the reason, people need to sell their house and move somewhere else all the time. Sure we can allude to when the best times to sell are (Spring), but there are definitely BAD times to put your house on the market as well. And a bad time matters more since this is when fewer people will come to see your house. And the more people to see your house, the more offers you get. The more offers, the more money hits your bank account at the end of the sale.

So what are the bad times to list your house? Well there are 3 very bad times:

VERY BAD TIMES TO LIST YOUR HOUSE

  1. Christmas Week/Weekend (Late December)
  2. Thanksgiving Week/Weekend, Black Friday (Late November)
  3. New Years Eve/Day (Early January)

These are the times when almost no one is out looking at homes. Now you can go on the market a week before and you are okay, or a week after. But if you can avoid these times, DO.

We also see a dip in showings at these additional times. Now these are not as dramatic, but they are times when fewer people are out looking at homes.

LOWER SHOWING TIMES TO SHOW YOUR HOUSE

  1. Tax Day (Mid-April)
  2. 4th of July Weekend (Early July)
  3. Labor Day Weekend (Late August)

HEY BUYERS…

On the flip side, if you are a buyer looking for a deal, these are exactly the time to strike. You will have less competition and a seller using an agent who gives them bad advice could be your ticket to saving thousands!
